联雄物流研究院认为从范围上讲，仓储物流用地属于工业用地的一种，仓储物流用地是 工业用地，但是工业用地不一定是仓储物流用地。在办土地证的时候，用途一栏会标注工业用地、仓储物流等等。
从用途上来说，工业用地主要是建设生产车间，用于生产加工产品使用，还会有部分用于放置物料、产品。而仓储物流用地主要是作为堆场暂存产品使用，产品的流动性很大。部分仓储物流用地可以对货物进行加工包装。
从地里位置来说，工业用地在工业设施配套齐全的地方就可以，而仓储物流用地需要在水路交通方便，在郊区或者码头、机场附近的地方，像无锡的菜鸟仓库就在机场边上。
理论上这两者是可以互相转换的，需要像上级部门申请，可能还需要补交一些费用，但是实际上操作起来还是很麻烦的，还要涉及到城市的规划等问题。
