集集体用地如果是租赁的合同，和村里面签的，没有土地证的，这种交易的时候去村里面重新签一下合同是可以的，有证的必须要过户的。所以如果买厂房的时候自己如果不懂，最好还是要找专业的人去了解一下，不然被人坑了就亏大了，这不是一点点钱，少的几百万，多的几千万，可不是开玩笑的。
