据分析，2024 年第一季度，北京顺义竣工一座仓储物流项目，带来 3.9 万平方米的新增供应。以医药、汽配为代表的制造业超过第三方物流成为本季新增需求主导，占据总新租面积的 42%，离市区更近的大兴京南、顺义空港、经开区表现相对活跃。廊坊本季度固安、广阳经开区有新增项目交付，共计 20.7 万平方米。廊坊新租需求中，以供应链及合同物流企业为代表的第三方物流成为需求主力，占总新增租赁面积的 45%，其次是批发零售及本地制造业。天津本季度于武清、宁河交付三个高标仓储项目，共计 31.7 万平方米。
