根据申报时的募集说明书显示，宝湾物流 REIT 底层资产为天津宝湾物流园、廊坊宝湾物流园、南京宝湾物流园和嘉兴宝湾物流园四个仓储物流园。项目整体出租率为 94.30%。建筑面积总计 41.47 万平（可租赁面积 41.28 万平），估值约 18.49 亿元，平均估值单价约 4,459 元 / 平方米。4 个项目加权平均资本化率为 5.53%。
根据招募书，本次拟募集 18.51 亿元左右，2024-2025 年可供分配金额为 7746.51 万元、8194.61 万元，年化分派率为 4.19%、4.43%。
